1. Have your home professionally staged before taking photos and posting online.  According to an article in USA Today, a staged home in sell in approximately 1/2 the time and for 6% more money.

2. Have quality photos of your taken that showcase the home’s best architectural features.    Make sure to include the front exterior, key interior rooms and a view of the backyard because the majority of buyers will bypass your home if they can’t get an overall impression of the home online.

3. Post accurate complete information about the home online the first time.  And make sure that you notate any additional features/benefits of the home (i.e., ”first floor master”) in the correct area so that when buyers search that feature, they can find your listing.



 Driveway clean, oil free and repaired (major cracks)

Clutter or debris removed i.e., trashcans, etc.

Weeds and dead plants/leaves removed

Manicured and attractive lawn

Trees and/or shrubs trimmed

Sidewalk clean and repaired

Attractive door mat

Roof and gutters clean

Window sills in good repair or freshly painted

Front door freshly painted or stained

Light fixtures polished, painted or replaced

View of house unobstructed by trees/shrubs

Colorful pot or bed of live flowers near door

Front door hardware polished and untarnished

House exterior clean, repaired and nicely painted

Mailbox /house numbers polished, painted or replaced
